Completed developments are those that have already obtained Temporary Occupation Permit (TOP). There are 2 sub markets in completed developments. The first is those that have just obtained TOP and are still within the 1st year warranty period usually referred as ‘TOP market’. Due to Seller Stamp Duty (SSD), this type of sales are very minimal. The other will be buying into much older developments that are in matured towns, usually beyond 3 years old. Usually prices would have appreciated a fair bit compared to new launch but there will be no doubts in terms of view, unit sizes, quality of finishings, etc. The advantages of buying completed developments are:
- Immediate rental returns
- Minimal increase in debt ratio due to rental returns
- More certainty of final products as you get to see the actual finishings, quality, views, sizes and building distances
- Matured town locations where amenities are already well-developed
